Suburbs such as Avondale, Glen Eden, Henderson and Te Atatū have a lot of mid-century housing, typically single-storey weatherboard or brick-and-tile homes on generous sections. Renovation here often means reconfiguring a small, closed-in kitchen, adding or updating a bathroom, or extending living space toward the garden. Older linings and framing are checked once walls are opened.

Newer areas such as Hobsonville Point, Whenuapai and Massey have terraced houses and townhouses, where alterations may be limited by shared walls, body-corporate rules or design controls, so we check those before scoping work. Titirangi and the Waitākere foothills are different again: steep sites, decks, retaining and timber exposed to damp bush, with additional rules in parts of the ranges. The west has large centres and strip retail. LynnMall in New Lynn, WestCity in Henderson and Westgate Lifestyle in Westgate are the main shopping centres, and tenancies in them generally come with landlord design criteria and approval steps before a builder can start. Te Atatū Road, Great North Road in Henderson and the Kumeū village are street-front retail and hospitality, with neighbours and parking to consider.

Henderson, Rosebank Road in Avondale and the business areas around Westgate and Kumeū have industrial and warehouse units. These often need an office, showroom or staff amenity fitted inside, and the fit-out has to work around forklifts, deliveries and an operating floor.
